Diamond grinding and polishing leaves you with a very smooth and shiny surface. Even though the final product lasts long, a few drawbacks of this method are the amount of time required to complete the process correctly and the high costs involved.

1. Epoxy resins are the secret behind high-performing epoxy coatings.

Epoxy resins are the core materials of quality formulations such as epoxy-based primers, top-coats, and sealants. These resins make it possible for epoxy floor coatings to perform well as floor finishes, protective coats, fire retardants, waterproofing and damage-resistance paints.

2. Epoxy coatings are applicable in many surface types.
Specific flooring applications need specific coating systems dictated mainly by the kind of material used for the substrate. Epoxy floor coatings are one of the few systems that can work in concrete, steel and nearly all types of surfaces.

3. Epoxy resin molecules are cross-linked, hence they are nearly impermeable.
The unique chemistry between bisphenol A and epichlorohydrin organochlorine/epoxide compounds creates a reaction that produces cross-linked epoxies when exposed to amines. 4. Epoxies can combine with other materials for increased performance.

6. Epoxy coatings have impressive adhesive properties.
Epoxy-based coatings have strong adhesive capabilities -- 1.5 thousand pounds of adhesive power per inch square of flooring. This translates to floors that can remain intact and in good condition for longer periods of time and even under intense physical loads.

7. Epoxy coatings are good fire-retardants.
Some epoxy floor coatings contain pigments that expand quickly when exposed to intense heat. This expansion forms a thick barrier protection that lasts long enough for the fire to be put out naturally or by a responding fire-fighting team.

8. Epoxy floor coatings are either water-borne, high-solids, or solvent-borne.
Water-borne epoxies are effective in many surfaces, while high-solid formulations cover a wider application area and contain lower VOC amounts. Solvent-borne epoxies are an older technology but are high in VOCs and emit a toxic odor. The latter also requires more cure time and longer post-cleanup activities.

9. Epoxy floor coatings may contain health and environment hazards.
The bisphenol A compound in epoxy resins is currently under scrutiny as a potential health hazard, and solvent-based coats contain high levels of VOCs harmful to the environment and to application workers.

10. Epoxy coatings have their share of vulnerabilities.
Epoxy floor coatings are very dependent on a consistent mix ratio to avoid problems during curing time. Applicators must follow manufacturer's recommendations to maintain consistency in texture and viscosity. The coatings are also unstable when exposed to UV rays and to temperature changes during the mixing, application and curing stages.

Why have an epoxy garage floor? Ordinary garage floors are just plain grey concrete. Over time, stains from grease, oils, and chemicals cause plain grey concrete to become an ugly eyesore. The Most Common Epoxy Floor Coating Systems
There are three common systems available that will enhance your garage floor:

3. Epoxy Granitex (100% vinyl chip broadcast) with Polyurethane Top Coat System

The Good System
The epoxy polyurethane solid color system will last approximately 5-7 years, maintenance free, but will require a maintenance coat of pigmented polyurethane. This garage floor coating is usually a two-coat, thin film system; ranging in thickness from 4-20 mils. It is applied by roller or airless sprayer.
The Better System
Epoxy garage floor system typically consists of one pigmented primer coat of epoxy; a pigmented color coat with a partial/light broadcast of vinyl chips into the wet epoxy; and a single coat of clear polyurethane for protection. The thickness is approximately 20-30 mils.
The Best System
The epoxy system can last as long as 12-15+ years, maintenance free before needing a maintenance coat of polyurethane. This epoxy floor coating is typically one pigmented primer coat; a pigmented color coat with a 100%/full broadcast of vinyl chips; and two coats of clear polyurethane.
Preparation
Proper surface preparation is vital to the long term success of the installation. All surfaces to be coated must be cleaned of contaminants which may interfere with bonding. Concrete must be acid-etched, shot-blasted or diamond-ground to achieve a profile similar to 120 grit sandpaper. After preparation, the concrete surface should be inspected for holes and cracks. If holes or cracks are prevalent, then patchwork should be performed. Once preparation is complete, installation is ready to begin.
Installation of Granitex Epoxy Garage Floor System:
1. Surface preparation, patchwork and roll one coat of pigmented epoxy primer.
2. After epoxy primer is dry, inspect, prep and roll one coat of pigmented epoxy over primed area. Work in 10x10 or 12x12 sections at a time. While epoxy is wet, broadcast vinyl chips into wet epoxy. Be sure the area receives 100% coverage. When all sections are completely covered, let dry thoroughly.
3. Once all sections are dry, scrape, sweep and vacuum all excess Granitex vinyl chips from the surface. Apply a thin coat of polyurethane to lock and lay vinyl chips down.
4. When the polyurethane is dry, apply a second coat for a final top coat. As an option, non-skid resin sand can be added to increase the slip resistance.
All epoxy garage floor coatings can be easily cleaned with mild, liquid detergents; then mopping, hosing or even "swiffering". Grease, oils, and most chemicals will not stain or absorb into the epoxy coated floor.

The sealers used over concrete floors should be safe, chemical and stain resistance, abrasion resistance and UV resistance. Concrete is a material well suited for floors and it is gaining popularity everyday among property owners both residential and commercial. To keep concrete floors functional as well as beautiful, there are certain performance requirements property owners want from a sealer. 

a. Acrylic Sealers: Acrylics are easy to apply and relatively inexpensive. They bond well to concrete and offer some stain resistance. They will not darken the color of the concrete. they are not particularly durable or scratch-resistant, so they are often used as a base for other sealers, including wax or polyurethane.

b. Epoxy Sealers: Epoxy sealers exhibit excellent adhesion to concrete and exhibit very good chemical resistance. They are optically clear, high-gloss and build to a thick film, so their aesthetics appeal to those who like the look of a glass surface. Since most of the epoxy sealers are two-part systems, only trained contractors can apply them. Epoxies scratch easily, so they are often topped with a scratch-resistant polyurethane topcoat.

c. Polyurethane Sealers: Polyurethanes are usually more scratch resistant and applied at a thinner film-build, so they look a bit more natural. Like epoxy sealers, they must be measured and mixed precisely. They are sensitive to surface preparation and alkalinity of the concrete. Therefore, it is recommended that a acrylic or epoxy based sealer be used as a primer before applying polyurethane topcoats. Polyurethanes show excellent abrasion, stain and UV resistant.

d. Polyaspartic Sealers: Polyaspartic sealers are relatively new in the market. They show excellent abrasion, stain and UV resistance. The hallmark of polyaspartic sealers is quick turn around time. Concrete floors sealed with polyaspartics exhibit excellent hot tire pick-up resistance. This is a must where ever vehicular traffic is expected like garage floors, automobile showrooms and service areas.
