Plain concrete garage floors can get damaged by a number of things: a variety of chemicals, oil drips, moisture-you name it. Fortunately, much like homes, there are also plenty of flooring options available for garages. Concrete garage floors can be covered or coated to make the floors easy to clean and prevent a great deal of damage. The choices can vary greatly from epoxy coatings to concrete stains and concrete sealers.
Below are some of the pros and cons of common options to help you decide which one works best for you:
Coating your garage floor with epoxy may be a long and slightly complicated process but the outcome makes it all worthwhile. Resulting in a resilient and smooth floor, applying epoxy to your concrete garage floor typically involves a preparatory stage which is essential to make the most of the coating. This type of coating can also be tricky since it must be applied before the epoxy has hardened.
A major drawback of using epoxy coatings is the time taken by the entire process. It can take up to a week for the epoxy to completely set on the ground. Naturally, you won't be able to drive on the garage floor during this time. Epoxy coatings, however, typically last long and may need to reapply a new coat about five years later.
Concrete sealers are one of the cheapest options available and can be applied very easily. With water and solvent based variations, concrete sealers can cost anywhere between 20 cents and 50 cents per square foot. Sealers are tougher than paint but not more than epoxy coatings. Some sealers are also not immune to the damage caused by chemicals which makes it important to research about the damage on your garage floor before you choose sealers as a flooring option.
Diamond Grinding and Polishing
The diamond grinding process involves using diamond abrasives with a resin matrix to grind the concrete garage floor. Depending on the luster needed on the floor, the polishing disks being used are changed. Then, a sealer is used which sinks into the concrete and toughens it. This addition to this, it also makes the concrete denser and protects it from damage.
Diamond grinding and polishing leaves you with a very smooth and shiny surface. Even though the final product lasts long, a few drawbacks of this method are the amount of time required to complete the process correctly and the high costs involved.
With this information, you will now be able to decide which option is best for your garage without compromising on the quality.

There are numerous benefits in having a garage floor epoxy coatings on a concrete floor, most of which will help to extend the life of the floor, and potentially even make the flooring more functional. Epoxy garage coatings also add tremendous value and amazing beauty to your home. Epoxy garage floor coatings and concrete epoxy floor installation is best done by a professional team.
With garage floor epoxy coatings, the basic texture of a concrete floor can be changed so that it can be better utilized by a home or business. The coating can have a non-slip substance added to it, or rely just on the properties of the epoxy itself to provide a very slip-resistant surface that can even help in situations where there is some moisture or liquid on the floor. Additionally, certain types of coatings provide a finish that is so strong that it can resist damage from dropped items and will stand up to high heat. At the same time, some coatings are designed in a way that allows moisture to move up through the epoxy, preventing moisture held in the underlying concrete from destroying the finish.
Aesthetically, garage floor epoxy coatings can turn a neutral, grey concrete floor into a vibrant and colorful element of the room that matches the walls and other fixtures. Most epoxy floor coatings can be tinted or colored so that once dry the floor has a distinct color. Flooring professionals can offer a more elaborate coating that matches natural materials such as granite or marble for an elegant appearance. The reflective surface of the epoxy will also refract light into the room from the ground up, increasing the overall brightness of the space.
Modern garage floor epoxy coatings have many technical features that make them an excellent choice for a variety of different rooms. They are available in several different grades, from light coatings suitable for decorative areas, all the way up to very heavy duty coatings that can withstand heavy machinery or cars. Some epoxy floor paint is self-leveling for a perfectly flat floor, as well as allowing installers to run the finish up a small portion of the contacting walls for a more professional and consistent appearance. Finally, garage floor epoxy coatings are more resistant to staining and is far easier to clean over time than a bare concrete floor.

Your Lifetime Warranty is Transferable Should You Sell Your Home
By Nick Dixon - Owner of Lifetime Epoxy Floors
When I started this business in 2011, the competition said I was crazy to give a Lifetime Warranty. They said, "you will never stay in business". Well, we are doing just fine, over 10 years later, and we have out grown all of our competitors. And guess what, they all give Lifetime Warranties now.
Lifetime Transferable Warranty
About 6 years ago, we started giving the absolute best warranty that this industry has ever seen, a Lifetime Warranty that is transferable should you sell your home. Again, the competition said, "you are crazy, you will never stay in business"! No other company that I know of, gives a written warranty like ours. When you buy from us, you get a printed document that you place in your home papers. Should you ever sell, your realtor should know about this warranty. You will greatly benefit from it and receive penny-for-penny every cent your floor cost.
Why is Our Lifetime Warranty Transferable?
The logic and reasoning for me giving such a warranty is simple. First, I do not have any question about our ability to put a floor down that will never peel of release from the floor surface. Our quality is well known and respected.
Second, I sell floors to homeowners of all ages. Lets say, I sell 3 garage floors to 3 generations in a family, one to the 72 year old father, then his 47 year old son and finally to the grandson that is 25 years old, and each gets a Lifetime Warranty. I do not consider the 3 purchases to be on a "level playing field", because of the vast differences in ages and life expectancy. I feel that we must do all three installs the same way. All three should last a lifetime, but the youngest is getting a much better deal for his money. So, I feel that every floor we do must be done perfect. It must be applied to last and never come up. So to make it fair, I allow you to transfer your warranty one time.
This transfer ownership can be done thru a sale or inheritance. The warranty goes with the address. If you have any questions about this warranty, feel free to call me, Nick Dixon, the owner of Lifetime Epoxy Floors at 1-256-683-1955. I would love to answer any questions you might have.

Epoxy floor coatings are widely-used in floor applications. Here are some things you need to know about epoxy floor coatings.
1. Epoxy resins are the secret behind high-performing epoxy coatings.
Epoxy resins are the core materials of quality formulations such as epoxy-based primers, top-coats, and sealants. These resins make it possible for epoxy floor coatings to perform well as floor finishes, protective coats, fire retardants, waterproofing and damage-resistance paints.
2. Epoxy coatings are applicable in many surface types.
Specific flooring applications need specific coating systems dictated mainly by the kind of material used for the substrate. Epoxy floor coatings are one of the few systems that can work in concrete, steel and nearly all types of surfaces.
3. Epoxy resin molecules are cross-linked, hence they are nearly impermeable.
The unique chemistry between bisphenol A and epichlorohydrin organochlorine/epoxide compounds creates a reaction that produces cross-linked epoxies when exposed to amines. The resulting epoxy floor coatings are highly-resistant to water, chemical or air intrusion -- a critical ability in corrosion-prone metal or concrete surfaces.
4. Epoxies can combine with other materials for increased performance.
Epoxy-amine systems, epoxy-sulfide systems, aliphatic epoxy systems, and hybrid epoxy systems are some of the common coatings systems created in tandem with epoxy. With amine, glossy surface appearance, better adhesion and fast curing times are achieved. Epoxy coatings systems also work well with alkyds and acrylics.
5. Epoxy floor coatings can protect heavy-duty floors.
Epoxy coatings are resistant to many types of damages. No wonder that they are often applied in areas that are constantly exposed to damage-inducing agents, such as in manufacturing plants, warehouse floors, heavy machinery garages and airplane hangars.
6. Epoxy coatings have impressive adhesive properties.
Epoxy-based coatings have strong adhesive capabilities -- 1.5 thousand pounds of adhesive power per inch square of flooring. This translates to floors that can remain intact and in good condition for longer periods of time and even under intense physical loads.
7. Epoxy coatings are good fire-retardants.
Some epoxy floor coatings contain pigments that expand quickly when exposed to intense heat. This expansion forms a thick barrier protection that lasts long enough for the fire to be put out naturally or by a responding fire-fighting team.
8. Epoxy floor coatings are either water-borne, high-solids, or solvent-borne.
Water-borne epoxies are effective in many surfaces, while high-solid formulations cover a wider application area and contain lower VOC amounts. Solvent-borne epoxies are an older technology but are high in VOCs and emit a toxic odor. The latter also requires more cure time and longer post-cleanup activities.
9. Epoxy floor coatings may contain health and environment hazards.
The bisphenol A compound in epoxy resins is currently under scrutiny as a potential health hazard, and solvent-based coats contain high levels of VOCs harmful to the environment and to application workers.
10. Epoxy coatings have their share of vulnerabilities.
Epoxy floor coatings are very dependent on a consistent mix ratio to avoid problems during curing time. Applicators must follow manufacturer's recommendations to maintain consistency in texture and viscosity. The coatings are also unstable when exposed to UV rays and to temperature changes during the mixing, application and curing stages.
Epoxy floor coatings are high-performing and versatile because of the inherent chemical properties of epoxy. It remains to be one of the most sought-after coatings systems that meet any kind of coatings application requirements.

Installing new garage Epoxy Floors are a very popular growing trend! Garage floor epoxy beauty, durability and overall quality is best when the garage epoxy floor installation is done by a professional residential epoxy floor coating installation company. Lifetime Epoxy Floors, for over 10 years, has been installing top quality epoxy and polyaspartic floor coatings. They are well known and respected for installing top quality residential epoxy, commercial epoxy, and industrial epoxy floor coatings. They have earned and maintained a high level of customer satisfaction and an A+ BBB Rating.
Why have an epoxy garage floor? Ordinary garage floors are just plain grey concrete. Over time, stains from grease, oils, and chemicals cause plain grey concrete to become an ugly eyesore. Having an epoxy garage floor coating will give you years of service, durability and will resist most stains; as well as provide you with a beautifully, finished surface to preserve the value of your home.
The Most Common Epoxy Floor Coating Systems
There are three common systems available that will enhance your garage floor:
1. Epoxy & Polyurethane Solid Color System
2. Epoxy Chipstone (partial vinyl chip broadcast) with Polyurethane Top Coat System
3. Epoxy Granitex (100% vinyl chip broadcast) with Polyurethane Top Coat System
Keep in mind that with these three epoxy systems, you have 'good', 'better' and 'best' types of epoxy garage floor systems.
The Good System
The epoxy polyurethane solid color system will last approximately 5-7 years, maintenance free, but will require a maintenance coat of pigmented polyurethane. This garage floor coating is usually a two-coat, thin film system; ranging in thickness from 4-20 mils. It is applied by roller or airless sprayer.
The Better System
Epoxy garage floor system typically consists of one pigmented primer coat of epoxy; a pigmented color coat with a partial/light broadcast of vinyl chips into the wet epoxy; and a single coat of clear polyurethane for protection. The thickness is approximately 20-30 mils.
The Best System
The epoxy system can last as long as 12-15+ years, maintenance free before needing a maintenance coat of polyurethane. This epoxy floor coating is typically one pigmented primer coat; a pigmented color coat with a 100%/full broadcast of vinyl chips; and two coats of clear polyurethane.
Proper surface preparation is vital to the long term success of the installation. All surfaces to be coated must be cleaned of contaminants which may interfere with bonding. Concrete must be acid-etched, shot-blasted or diamond-ground to achieve a profile similar to 120 grit sandpaper. After preparation, the concrete surface should be inspected for holes and cracks. If holes or cracks are prevalent, then patchwork should be performed. Once preparation is complete, installation is ready to begin.
Installation of Granitex Epoxy Garage Floor System:
1. Surface preparation, patchwork and roll one coat of pigmented epoxy primer.
2. After epoxy primer is dry, inspect, prep and roll one coat of pigmented epoxy over primed area. Work in 10x10 or 12x12 sections at a time. While epoxy is wet, broadcast vinyl chips into wet epoxy. Be sure the area receives 100% coverage. When all sections are completely covered, let dry thoroughly.
3. Once all sections are dry, scrape, sweep and vacuum all excess Granitex vinyl chips from the surface. Apply a thin coat of polyurethane to lock and lay vinyl chips down.
4. When the polyurethane is dry, apply a second coat for a final top coat. As an option, non-skid resin sand can be added to increase the slip resistance.
All epoxy garage floor coatings can be easily cleaned with mild, liquid detergents; then mopping, hosing or even "swiffering". Grease, oils, and most chemicals will not stain or absorb into the epoxy coated floor.

The sealers used over concrete floors should be safe, chemical and stain resistance, abrasion resistance and UV resistance. Here are brief descriptions of different sealing materials - and some of the qualifications property owners or specifiers should consider when dealing with products in each category.
Concrete is a material well suited for floors and it is gaining popularity everyday among property owners both residential and commercial. To keep concrete floors functional as well as beautiful, there are certain performance requirements property owners want from a sealer.
a. Acrylic Sealers: Acrylics are easy to apply and relatively inexpensive. They bond well to concrete and offer some stain resistance. They will not darken the color of the concrete. they are not particularly durable or scratch-resistant, so they are often used as a base for other sealers, including wax or polyurethane.
b. Epoxy Sealers: Epoxy sealers exhibit excellent adhesion to concrete and exhibit very good chemical resistance. They are optically clear, high-gloss and build to a thick film, so their aesthetics appeal to those who like the look of a glass surface. Since most of the epoxy sealers are two-part systems, only trained contractors can apply them. Epoxies scratch easily, so they are often topped with a scratch-resistant polyurethane topcoat.
c. Polyurethane Sealers: Polyurethanes are usually more scratch resistant and applied at a thinner film-build, so they look a bit more natural. Like epoxy sealers, they must be measured and mixed precisely. They are sensitive to surface preparation and alkalinity of the concrete. Therefore, it is recommended that a acrylic or epoxy based sealer be used as a primer before applying polyurethane topcoats. Polyurethanes show excellent abrasion, stain and UV resistant.
d. Polyaspartic Sealers: Polyaspartic sealers are relatively new in the market. They show excellent abrasion, stain and UV resistance. The hallmark of polyaspartic sealers is quick turn around time. Concrete floors sealed with polyaspartics exhibit excellent hot tire pick-up resistance. This is a must where ever vehicular traffic is expected like garage floors, automobile showrooms and service areas.

Concrete polishing is a mechanical grind and polish strategy that uses a range of products including industrial diamonds and some hardening items as well as sealers to level, polish and eventually cover the floor from inside the surface of the concrete. After the polishing, in many instances, stains and dyes are usually added to make the polished floor a little more attractive and this is done along with other things like creating radial lines, bands borders and many other sort of designs that are favored by various people.
In the world of construction, there are quite a number of raw materials that have to be considered before one can confidently say that they have everything they need for the entire construction process to be considered complete. As a matter of fact, sometimes, the demands of construction are quite numerous and people tend to look for alternatives to this rather demanding issue. This is where the concrete polishing of floors comes into the picture.
Polished concrete flooring is one of the modern day construction requirements that people are increasingly opting for as flooring alternative and this is because of a number of reasons. For starters, it is important to know for sure what polished concrete flooring exactly is because after all, it is useless to want something, no matter how good it is, if one does not know what it is.
Polished concrete is being recommended by environmentally pro-active individuals and companies because of the benefits that the polished concrete flooring provides. In terms of 'green' management, the polished floors are probably one's safest bet because not only do they uphold 'green' values of being in sync with the environment, but they actually boost the environment.
For people who are well clued on energy saving, polished concrete flooring is the way to go because less lighting is required in a house that has polished floors since the floor is reflective. Apart from that, the polished concrete floors absorb head during the day and when it comes to night time, they release that heat and one will usually end up not using as much heating as they would have if they did not have the polished concrete flooring.
In the near future, the question of concrete flooring will no longer be an issue of choice but an issue of necessity because as the world heads towards environmental awareness, there needs to be more action on the part of people.
Simply put, the whole process of concrete polishing can be likened to the process of sanding wood. There are certain special machines that are designed to do some real heavy duty polishing for instance the concrete grinder which could either be hand held or specialized to do work on countertops and other such work tops. Such machines are designed to take quite a lot of stress and they usually have a lot of power to help them work better since the concrete has great sliding friction.
